CHATEAU HEIGHTS COUNCIL OF CO-OWNERS, INC. MEETING

In Attendance:

                        Roy Robles, President

                        Gloria Sepulveda, Secretary / Treasurer

                        Lydia Leo, Vice-president

                        Ted Miller Jr., Property Manager

The meeting was called to order at 7:15 p.m.

The minutes of the meeting of August, 052009 meeting were read. Lydia Leo made a motion to approve, seconded by Gloria Sepulveda and the motion was unanimously approved.

The financial reports were reviewed and after discussion Lydia Leo made a motion to approve, seconded by Lydia Leo and upon vote the motion was unanimously approved.

The collection report was reviewed. Upon motion by Gloria Sepulveda, second by Lydia Leo and unanimous vote it was agreed to have the attorney conduct a title and lien search on Unit # 20 which was recently foreclosed upon.

An Agreed-Upon Procedures report from the accountant Richard Moore was then presented and reviewed.  Upon motion by Lydia Leo, second by Gloria Sepulveda and unanimous vote the Agreed-Upon Procedures report was approved. 

The Workmans Compensation Insurance quotation was then presented and reviewed. After discussion, motion by Gloria Sepulveda, second by Lydia Leo and unanimous vote it was agreed to purchase the in network option of the insurance quotation.

Several maintenance proposals were then reviewed and discussed.  Upon motion by Gloria Sepulveda, second by Lydia Leo and unanimous approval the following was approved:

Accept the quotation from E R paving for street seal coating. One half of the cost of the work is to be funded from the maintenance sinking fund with permission from the North Chateau Heights Homeowners. If permission cannot be obtained then the entire cost is to be paid from the checking account. Roy Robles is to negotiate the payment procedures with the contractor.

Accept the quotation from All Valley Pools for pool cleaning and chemical treatment.

The service is to be performed 3 times a week from April thru September and 2 times a week the remainder of the year. All chemicals are to be included in the cost of service.

The Board upon motion by Gloria Sepulveda, second by Lydia Leo and unanimous vote agreed to appoint Rogelio Moreno to serve the remaining term of Eva Pelaez.There being no further discussion the meeting concluded at 9:20PM.
