The meeting was called to order at 7:16 p.m.
The minutes of the meeting of January 11, 2010 meeting were read. Lydia Leo made a motion to approve, seconded by Gloria Sepulveda and the motion was unanimously approved.
The financial reports were reviewed and after discussion Roger Moreno made a motion to approve, seconded by Lydia Leo and upon vote the motion was unanimously approved.
The collection report was reviewed. Upon motion by Lydia Leo, second by Gloria Sepulveda and unanimous vote a motion was passed to not foreclose on a property until the homeowner was in the arrears by at least $ 2,000.00.
The Property Manager then requested direction concerning collections from the owner of unit # 32. Upon motion from Lydia Leo and second by Gloria Sepulveda and a vote of three in agreement and one not it was agreed to waive the attorney fee of $311.25 , however if the owners wishes a release of the lien he must pay for it.
Upon motion by Gloria Sepulveda, second by Roger Moreno and unanimous vote it was agreed to have the Property Manager revise the Special Common Area Maintenance Reserve Account form to more accurately predict the lifespan of some of the entries and to present the revised form at the next meeting. It was also agreed to have the Manager open up another Maintenance Sinking Account specifically for the Chateau Heights Common Areas and to fund it when directed.
The Property Manager then presented the Board with a map showing the placement of signage and descriptions of the signage as well as fire lane and parking area designations. Upon motion by Gloria Sepulveda, second by Roger Moreno and unanimous vote it was agreed to designate all alleyways and other mapped areas as fire lanes as well as properly designate the parking and handicapped areas as shown on the map. Additionally the Property Manager is to consult with the Attorney to review the wording of the proposed parking regulations to make sure they are clear and enforceable.
Upon motion by Gloria Sepulveda, second by Lydia Leo and unanimous vote it was agreed to hire a security guard for the purpose of monitoring the pool area usage on Fridays and Saturdays in June and July. One half of the cost is to be borne by North Chateau Heights Subdivision.
Upon motion by Gloria Sepulveda, second by Roger Moreno it was agreed to table the remainder of the agenda until the next meeting.
There being no further discussion the meeting concluded at 9:45 p.m.
