CHATEAU HEIGHTS COUNCIL OF CO-OWNERS, INC. MEETING

In Attendance:

                        Roy Robles, President

                        Eva Pelaez, Vice-president

                        Miguel Aguirre

                        Ted Miller Jr., Property Manager

                        Miguel Wise, Attorney

 

The meeting was called to order at 7:10 p.m.

 

The minutes of the meeting of February 27, 2008 were read. Miguel Aguirre made a motion to approve, seconded by Eva Pelaez and the motion was unanimously approved.

 

The financial reports were reviewed and after discussion Eva Pelaez made a motion to approve, seconded by Miguel Aguirre and upon vote the motion was unanimously approved.

 

The collection report was reviewed and Attorney Miguel Wise reported that he had filed for foreclosure on two homeowners that are in the arrears and had not paid their accounts. Upon discussion Eva Pelaez made a motion to approve, seconded by Miguel Aguirre and upon unanimous vote it was agreed to continue with the foreclosure process.

 

The board then reviewed the insurance renewal proposals for property, liability, and Directors and officers insurance. After discussion Miguel Aguirre made a motion to approve the proposal submitted by Shepard, Walton and King Agency for renewal with our current insurance companies, the premiums to be financed through Bank Direct Capitol Finance, and for the President to endorse the forms where necessary to secure the insurance. The motion was seconded by Eva Pelaez and the motion was unanimously approved.

 

Mr. Miller then presented a report concerning a tree at the rear of Unit # 27. After reviewing the information and discussing the issue with Miguel Wise the Attorney, Miguel Aguirre made a motion to direct the property manager to have the tree removed by a qualified contractor and replant the area with hedge type of plants similar to the adjoining property to prevent further damage to the property, to promote a more uniform appearance and to enhance the security of the property. The motion was seconded by Eva Pelaez and the motion was unanimously approved.

 

After some discussion and upon motion by Miguel Aguirre, second by Eva Pelaez and unanimous vote, the alternative proposal was accepted for Lumatec Lighting Service to install a street light between units 28 and 29. The cost of the project will be split between the two subdivisions and if that is not acceptable by North Chateau Heights then cost of the project will be paid from the Maintenance Sinking Fund.

 

 

The property manager was then instructed to have the light fixtures under the pool house canopy replaced as well as power wash the area and other minor maintenance items.

 

There being no further discussion the meeting concluded at 8:15 p.m.
