CHATEAU HEIGHTS COUNCIL OF CO-OWNERS, INC.

SPECIAL MEETING

Location: Chateau Heights Pool Area

Date: Monday, July 12, 2004

Time: 7:00 PM

The meeting was called to order by President, Lynn Ferrell, at approximately 7:15 P.M..

Roll call indicated that the following thirteen (13) homeowners were in attendance: 2, 9, 11, 16, 18, 19, 22, 24, 25, 26, 29, 30 and 32. There were 5 proxies tendered for units 8, 11, 17, 20 and 28. A quorum was present and Ted Miller Jr. presented Proof of notice of meeting.

President Lynn Ferrell gave a report on the paving project and the annual insurance purchase.

There was no discussion concerning the request for repairs to a condominium.

There was discussion concerning the renewal of the Property Managers contract. Upon a motion to extend the contract for an additional year, second and a vote of 14 in favor and 4 against the motion passed.

A motion for adjournment was made, seconded and unanimously approved.

Meeting adjourned at approximately 8:15 P.M.
